What You Need to Know if You're Thinking of Selling a Home on Your Own
 
In some cases, homeowners think it's better to try and sell their home themselves.  The reasoning behind it is something I hear all the time, "How hard can it be?  It seems easy and I'll save a ton of money!"  But contrary to this, there is so much more to selling a home than meets the eye.  That's why nearly 90% of people use a Real Estate agent.
Below are some of the basics that I as your listing agent will do as well as a list of items that need to be handled in the Real Estate transaction.  Saving money on real estate commissions may seem like a good idea in the beginning however it can cost you a fortune in lost time, lost money for your home, and quite possibly legal problems.

You will need a comprehensive market analysis also known as a “CMA”.
As a REALTOR® I have exclusive access to the MLS where I’m able to search for comparable homes in your area that have recently sold and that are currently for sale. By using the MLS, you’ll have the most accurate and current information unlike those unreliable Real Estate consumer websites!

You will need an expert price valuation so your home can sell quickly without under or over pricing.
Pricing your home effectively from the start is key. Based on the CMA and your motivation to sell, I can position your home to sell at the highest price and in the time frame you’re looking for.

You will need a comprehensive marketing campaign in order to receive the highest possible price for your home.
When you list your home for sale, it’s competing with other homes for sale. That’s why you need to make sure all your bases are covered: Internet, print, email blasts, photography, flyers, staging, the list goes on and on! It’s NOT a part time job. If you want to get the most money for your home, it requires all of your time, focus, and attention. As a full-time REALTOR®, I will give your home just that.

You will need to network with other Real Estate agents who have buyers who may be interested in purchasing your home.
Again, your home is in a competition. It’s my job to make sure every Real Estate agent out there knows about your home and not let it get lost in the crowd.

You will need a local advertising campaign including the creation of print and Internet advertising.
Advertising is your home’s first impression. In order to get the highest price for your home, it’s imperative to have high quality photos, flyers, marketing pieces, and advertisements. I have access to all of these.

You will need proper signage to promote your home.
Buyers can be a little leery of For Sale Buy Owner Signs. There’s some peace in knowing that a reputable company is handling the transaction and making sure everything is to Real Estate Law and Real Estate Code & Ethics.

You will need the proper legal representation to assure the transaction takes place smoothly.
Real Estate is the biggest transaction you will ever complete. Real Estate Laws are always changing. I am trained to know these laws and make sure you and your home are protected at all times.

You will need someone to coordinate showings and other appointments.
Everyone has their own schedules. Trying to coordinate multiple showings from multiple buyers with your own schedule can prove to be quite the juggling act and even a headache at times! I have an organized system that has proved to be successful with my other listings. Every agent and buyers request is responded to so you’re never missing out on a possible offer because that showing request got lost in the chaos.

You will need someone to conduct and drive traffic to your open house.
There is a lot of work that leads up to the making of a successful open house. Weeks of pre-marketing on the internet, distribution of open house invitations to nearby homes, and lots and lots of open house signs. I mean it… LOTS! But the work doesn’t end there. After the open house, prospective buyers need to be followed up with to find out if they're interested in the home and also to get feedback on what they did or didn’t like about the property.

You will need an experienced negotiator who knows what is reasonable and what is not.
Because emotions can get high in a Real Estate transaction, it’s important to have a neutral party to help you. I am that voice of reason. I can tell you what is realistic offer based on the market conditions and negotiate offers to make sure you’re getting the most out of it.

You will need an expert who understands contingencies, cash offers, and so much more.
